Properly staging your home for the market is an important step in selling your home quickly and for the most money.

The same is true for real property. In order to compete effectively with other sellers, homeowners must present their homes to the marketplace in an attractive, desirable condition. When you bought your home, you probably comparison shopped. Well, buyers are still doing that today. According to the National Association of REALTORS®, the average purchaser looks at 10 to 20 properties prior to purchasing a home. Regardless of how many properties are on the market, available buyers will always seek the best priced property that is in the best condition.
Think Like a Buyer:
You are not just selling a house. You are selling shelter, life-style, and dreams. People always want the best for themselves, and your home should represent the buyer's answer to this goal. Put yourself in the buyer's shoes! Remember, they arrive at your front door wanting to find the right home. Don't make them search somewhere else for it. If you have done your homework, every room in your home will create a desire for the buyer to stay.
Start Making a List:
Walk outside and take a look at the property through the critical eyes of a buyer. Is there anything that needs painting, repairing, looks worn, or is outdated? Start writing these items down on your list. Walk through the interior and do the same things. Ask for the assistance of everyone in your family. After all, a shorter sales time will benefit everybody in the family.
Do Everything Before Putting Your Home on the Market:
Complete all of your repairs, improvements, and enhancements prior to your first showing. Remember your best showings come early in the listing period. Be ready!

  1. Tidy up the grounds-porches-garage. Keep lawn trimmed and edged. Make sure that your yard is clean of refuse.
  2. Your front door gives a vital impression as a REALTOR® and prospects begin the review of your home. Be sure it is scrubbed clean or painted if necessary.
  3. Dress up windows in freshly laundered curtains or cleaned and pressed drapes.
  4. If any decoration is needed (especially kitchen) do it now! Bathrooms help sell homes. Make these rooms sparkle.
  5. Keep all steps clear of hazards.
  6. Don't forget to have all light socks filled with proper working bulbs. Illumination is like a welcome sign.
  7. Wash dishes, put away clothes, straighten up newspapers, etc?
  8. Make up beds with attractive spreads.
  9. Keep pets out of the way when showing. (One type of prospect may be annoyed, while another's attention can be diverted.)
  10. Avoid having too many people present during previews. The potential buyer will feel like an intruder and will hurry through the house. It is better if you leave while the house is being shown.
  11. If you must stay, leave showing to the salesperson. It is his/her business to sell. The salesperson can acquire the buyer's basic reactions alone better than with your running conversation as help. The salesperson knows the buyer's requirements and can best emphasize the features of your house.
  12. Don't discuss anything concerning the sale with the customer. Let the REALTOR® discuss price, terms, possession, and other factors with the customer.
  13. Never apologize for appearance. It only accentuates or distracts.
  14. Never try to sell furniture to a customer before the sale is completed.
